1. Why are you so much cheaper than everyone else?
Very simply is the answer. www.directlettingagent.com came about when the owners of a web design & search engine optomisation company decided to seperate their growing property development business from the rest of their business interests. Hence, www.directlettingagent.com was born.
2. So does that mean your service is cheaper also?
Not at all. Our service is comparable to that of any landlord working in the UK today. We simply feel that our service offers greater value for money and we can offset our costs through aggressive aggregation.
3. How do I contact you?
Again, it's really very simple. You can call and leave us a message on our office number and our admin team will text, email or 'phone us immediately. Alternatively you can email us or call us on our mobiles and we will be delighted to answer your query.
4. How many properties do you have on your books?
We currently have (as at November 2007) 31 properties that we own and manage ourselves. We also have 46 other properties from various landlords, making it 78 properties under management in total. This is from a standing start in October this year. We hope to have 600+ properties under management by April 2008.
5. Do you hold the tenants deposit?
Yes and No. We will take the deposit from the tenant but we will then pass the deposit over to the Deposit Protection Service (www.depositprotection.co.uk) a government approved tenancy deposit scheme of which we are members. This deposit will only be released once it has been agreed in writing by both parties and also that any apportionmentwith regard to damages and dilapidations has been agreed in writing by all parties.
Ultimately, this means that www.directlettingagent.com will not hold any deposits. You will be issued with all the contact information of who is holding the deposit once a tenancy has been issued.
6. If I need to evict the tenant who does this?
You do. Whether it is rent collection or full management, the responsibility for eviction lies with the landlord. We can however, advise you on the best course of action.
7. Who is responsible for non payment of rent
Again, it is you, the landlord although we can help and advise you on the best course of action.
8. What if the property needs an urgent repair?
This will be covered by you if you take our rent collection service but taken care of by us if you sign up to our full management service (subject to your postcode being covered by (www.directlettingagent.com)
9. Full management or rent collection only? Which is best?
It is your choice and your choice only. Base your decision on what we offer as a service and decide what best suits your needs, Whichever you choose, we will give you our unmitigated support.
